A professional HVAC tune-up is a full inspection, cleaning, testing, and calibration of your furnace or air conditioner — plus the safety checks that protect your family — not just a filter swap. A good technician touches dozens of points on the system, restores it to peak efficiency, and catches small problems before they become a no-heat night or a no-cool afternoon.
What is an HVAC tune-up, really?
A tune-up is preventive maintenance: the same idea as an oil change and multi-point inspection for your car. Instead of waiting for something to break, a technician measures how the system is actually performing, cleans the parts that lose efficiency when they get dirty, tightens and tests the electrical connections, and verifies that every safety device is doing its job. Because a Minnesota system runs hard through sub-zero winters and hot, humid summers, that yearly reset matters more here than almost anywhere.
What's included in a furnace tune-up?
A complete heating tune-up should cover, at minimum:
- Heat exchanger inspection. Checked for cracks or corrosion — a safety-critical step, since a failed heat exchanger can leak carbon monoxide.
- Burners and ignition. Cleaned and inspected so the furnace lights reliably and burns clean.
- Flame sensor. Cleaned and tested — a dirty flame sensor is one of the most common causes of a furnace that lights and then shuts right back down.
- Gas pressure and combustion. Measured and adjusted to the manufacturer's spec for safe, efficient operation.
- Safety controls. Limit switches, pressure switches, and the flame-rollout sensor tested to confirm they'll shut the system down if needed.
- Filter, blower, and airflow. Filter replaced or checked, blower wheel inspected, and airflow verified so the furnace isn't overheating or starving for air.
- Thermostat and electrical. Calibrated for accurate temperatures, with electrical connections tightened and amp draw checked.
What's included in an AC tune-up?
A complete cooling tune-up should cover:
- Coil cleaning. The outdoor condenser coil and indoor evaporator coil are cleaned so the system can actually shed heat — dirty coils are a top cause of high bills and weak cooling.
- Refrigerant charge check. Verified against spec; a low or overcharged system runs inefficiently and can freeze up or fail early.
- Capacitor and contactor. Tested and inspected — these small parts fail often and are far cheaper to replace on a tune-up than during a heat-wave breakdown.
- Condensate drain. Cleared so it doesn't clog, overflow, and cause water damage or a safety shutoff.
- Blower and electrical. Airflow confirmed and all electrical connections tightened and tested for safe amp draw.
How often should you get one?
Twice a year is the standard for a home with both heating and cooling: the air conditioner in spring and the furnace in fall, so each is ready before its hard season. Our guide to how often to service your system walks through the full cadence, including how often to change your filter between visits.
What happens if you skip it?
Skipped maintenance rarely shows up right away — it shows up on the worst possible day. Dirty coils and clogged filters force the system to work harder, driving up energy use and wearing out parts. Small issues a technician would have caught — a weak capacitor, a dirty flame sensor, a slow drain — turn into mid-season breakdowns. And many manufacturers can deny a warranty claim if you can't show documented annual service, leaving you to cover a repair the warranty should have paid for.
Why our tune-ups are different
Not all "tune-ups" are equal — some are little more than a quick look and a filter. As a furnace and heating service team that's also a Bryant Factory Authorized Dealer, our NATE-certified technicians follow a complete, manufacturer-aligned checklist on every visit. We're licensed, insured, and invested in training — our team logged 560.5 training hours in 2025 — so the person at your system knows exactly what to measure and why.
The easiest way to never miss a season is to put your seasonal maintenance on autopilot with our maintenance plans, which keep your equipment efficient, your warranty protected, and a record of service on file. Ready to get on the schedule for an air conditioning or furnace tune-up? Request service and we'll find a time that works.
